For those interested, I have been a Marriott Vacation Club Owner for over 20 years!
Marriott Cypress Harbor - Deeded ownership for a 2 bedroom/2 bath - Week #5 which begins first week of February.
Every year, this deed allows the owner to use their ownership week on the deeded week #5 in February,
OR
select a week from a Special Float which includes weeks 51 & 52, which are the last two weeks in December, or weeks 1 -17, which are January 1st through the end of April. Selecting one of these float weeks instead of your deeded week is based on availability. As indicated above, the special float includes the weeks over Christmas and New Years!
First usage for new owner will be year 2024, and this week will be available for use (at Cypress Harbor) or trade this coming January. So on January 1st, 2023, you can book your first trip and actually travel in 2023 not 2024!
Yearly maintenance fees (already paid for 2022!) were

Club dues are
5.00/per year
Please note that this Resort does have the Right of First Refusal on this ownership week. Should the Resort exercise their Right of First Refusal and buy back the ownership, I will refund the buyer 100% of their purchase price immediately. This ROFR clause is pretty standard for most Marriott Vacation Club properties.
